The first phase of Brookridge provides sustainable multi-tenant office space along with ground-floor retail fronting an active plaza that caters to both employees and neighbors. The site is bordered by commercial on one side, and residential on the other: an opportunity to blend the zones and provide lacking neighborhood amenities. The design seizes on two progressive design essentials: sustainability and wellness.

Mass-timber, daylighting, solar gain mitigation, and biophilic elements reduce both carbon footprint and energy use intensity. Tenants enjoy balconies and a south-facing roof deck, and the public has access to a gym, lobby café, and outdoor courtyard. The two office towers shelter the courtyard, framing it with staggered floorplates that draw visitors up a central outdoor stair and terraced pocket park. Kansas limestone and native plants line the plaza area and serve as a threshold to a second, more expansive park that invites the community to gather on what was once a private golf course. To support a high volume of both tenants and community, along with future development phases including multi-family residential and hospitality, 1,295 stalls of parking is available in a third artfully screened and partially below-grade building.
